Mortgage Demand Falls Despite Lower Rates at 7.3%

Mortgage applications dipped slightly as rates decreased, while ARMs gained popularity among buyers.

Mortgage Activity Overview

This past week saw a slight decrease in mortgage application volumes, even as borrowing costs exhibited a downward trend. According to the Mortgage Bankers Association (MBA), application volume fell by 1.2% compared to the previous week, encompassing both refinancing and purchasing activities.

Mike Fratantoni, the MBA's senior vice president and chief economist, noted, “Mortgage rates have dropped to their lowest point since September 2026 following the Federal Reserve's decision to pause any further rate increases during its October meeting.”

Trending Rates and Refinancing

The average interest rate for 30-year fixed mortgages, specifically for conforming balances up to $832,750, decreased to 7.3%, down from 7.37% the prior week. For those making a 20% down payment, points, including the origination fee, slightly declined from 0.76 to 0.75.

Refinancing activity remains static, with a negligible increase of 0.1% week-on-week. However, this figure reflects a staggering 60% drop from the same period last year. Despite three consecutive weeks of rate decline, current rates stand about one percentage point higher compared to a year ago, offering minimal incentive for potential refinancers.

Changes in Purchase Applications

On the other hand, purchase applications saw a 2% decrease from the previous week, resulting in a total reduction of 19% compared to the same week last year. The housing market has remained challenging; a significant increase in rates last September has led to a notable slowdown in activity.

ARMs Gain Traction

In recent weeks, a trend has emerged where more borrowers are turning to adjustable-rate mortgages (ARMs), which initially offer lower payments that may later increase. For 5/1 ARMs, the average rate decreased to 6.29% from 6.41%. Fratantoni highlighted the rising popularity of ARMs, stating that the ARM market share is currently at its peak since September 2025.

A different survey conducted by Mortgage News Daily indicated a slight uptick in rates at the week’s start, following a stronger-than-expected jobs report. Matthew Graham, COO for Mortgage News Daily, explained, “Robust labor market data tends to exert upward pressure on rates. Additionally, this week saw a modest rise in tech stocks—a sector that has been pivotal in maintaining lower rates in recent weeks.”

Implications for Investors

While the decrease in rates did not revitalize mortgage demand, there has been a noticeable shift towards ARMs as borrowers savvy about their upfront payment obligations adapt to market conditions. If job market data continues to show strength, this may restrict how far rates can decline, significantly impacting investments tied to the housing sector and other rate-sensitive investments.
